SECURING TENANTS:

  • Advertise in MLS for other Realtors and Prospects
  • Show prospective tenants
  • Run credit reports  
  • Work with Housing Authority (if applicable)
  • Verify employment and rental history
  • Write the lease agreements and addendums

PROPERTY MAINTENANCE

  • Inspect property prior to move-in
  • 24 hour service for EMERGENCY REPAIRS

  • Use qualified and insured contractors
  • All bills itemized on monthly statements
  • Preventative maintenance program
  • Annual visual property inspections
  • Regular drive by property inspections
  • Annual termite inspection by licensed pest control company

ACCOUNTS PAYABLE/OWNER COMMUNICATION:

  • Disperse monthly income via direct deposit or mail
  • Pay any/all invoices/bills within 7 days
  • Pay monthly Mortgage(s) including Taxes, HOA Fees & Home Insurance
  • Regular Phone and/or Email Updates
  • Annual Account Review and Statements
  • Regular Lease and Sale CMAs to ensure you are getting top dollar

ITEMIZED REPORTS:

  • Computerized accounting system
  • Profit & Loss statements mailed by the 15th of each month
  • End of year Balance Sheet and Profit & Loss reports for taxes
  • Copy of lease, addendums & all invoices upon request

LEGAL AND COLLECTIONS:

  • Collect & maintain security & pet deposits
  • Collect monthly rents
  • Handle late, NSF and 3 day notice to vacate
  • File for eviction & act as the agent for owner
  • Sue for damages and/or send to collection agency
  • Supervise eviction move out

TENANT COMMUNICATION:

  • Monthly Email Updates
  • Freeze warning letters

Flexible Fee Schedule:

  • Our Monthly Management fee for single family is $75 minimum to $150 maximum per property or 8% of the monthly gross rent; which ever is greater.
  • Our Monthly Management fee for multi-family is $75 minimum to $150 maximum per unit or 8% of the monthly gross rent; which ever is greater.
  • Our Lease Commission fee is $750 per new lease or 80% of the monthly gross rent; which ever is greater.
